Home Sweet home!




Seth and Jenny have finished the race on this one. After filling out many pieces of papers, tons of emails and lots of phone calls, the loan is on the way to the attorney's office and we will have ourselves a closing on Monday morning!

Nathan Ballentine with Wells Fargo did a great job pushing this with through with prompt service and being the sqeaky wheel with underwriting when he had to - Thanks Nathan!

Seth and Jenny plan to have a skeleton move so they sleep their Monday night, but the big moving day will be next Friday and Saturday!

Say a prayer for them on Monday!

More inspections complete!

We are moving right along! Not near fast enough for Jenny and Seth though. They are anxious to be living here in Irmo and not commuting back and forth...

Last week we received word that the HVAC and Termite letters came back clear and all is well in these two very important areas. Whew! Now that inspections are over, we can focus on all the paperwork for the loan. Seth has been following quite a paper trail to receive a great FHA loan through Wells Fargo. The neat thing is, homes couldn't be much more affordable and interest rates are hovering around 5.1%! Seth and Jenny are also in line to pick up an extra $8000 for the First Time Home buyer credit!

With all these things in play, it couldn't be a better time to buy!

Inspection Day!

The team of folks you put together to help you dot your I's and cross your T's whenever you buy a house is very important! Thanks to Jim Maass of RPC Home Inspections, we were able to give the Stoddard's new home the once over.

Jim, Seth and I showed up bright and early at 8:30am. From crawling the crawl space to checking every sink and toilet, Jim left no stone unturned. Seth was a trooper, as he followed Jim around and learned so much about his first home and how to care for it. Jim is so thorough...it took him almost 4 1/2 hours! Coincidentally, I learn something every time I follow him around on a home inspection. Today I learned putting pots in the dishwasher can sometimes slice the rubber covering that leads to rusting and contamination in the wash cycle.

The sellers of this home have really taken good care of this home. Luckily, they replaced the Heating and Air unit in 2008 and put a new roof on the home about 1 1/2 years ago. With these two big things relatively new, that only leaves the water heater and appliances to be super concerned about over the next few years.

At the end of the inspection we found a few things we need to ask the owners to correct before closing, but nothing major that would keep us from moving forward with the purchase of 243 Torrington Road!

New city, New Church and now a New Home!

Seth and Jenny are following God's Lead!

In the fall of 2009 the Stoddard's felt God calling them back to South Carolina and WOW has he really blessed them. Not only have they enjoyed seeing all their family and sharing sweet Charis with everyone, they now have a new place of ministry!

Seacoast Irmo has called them to serve as the Children's Minister. They began several weeks ago and are busy getting to know the routines and volunteers and are enjoying being apart of a life giving ministry!

They are also thrilled to have found a warm home in Irmo, South Carolina and are excited to say they have a ratified contract! Above is the first of many pictures they will be sharing with you over the next weeks to come. They are thrilled that they will be officially living in Irmo the middle of March and ask that you continue to pray for them, the inspections to come and for the sellers as they seek to find a new home too!
